There are many reasons to invest in a holiday property in Croatia. Not least among these are the pleasant climate, pristine nature, the moderate development in the coastal areas and the high quality of life associated with this. Although the real estate prices have risen sharply in recent years, the cost of living in Croatia remains below the level of other Mediterranean countries. The Croatian real estate market thus offers a promising field of activity to both buyers of holiday homes and investors.
This was not always the case, however. Immediately after the devastating war in the Balkans, which affected large parts of Croatia, tourism had practically reached rock bottom. The development in recent years has, however, made the country into one of the best-loved holiday destinations, one which is well on its way to overtaking countries such as Italy and Greece. This is also due to the far-sighted and environmentally conscious development of the coastal regions. The latest figures from the Ministry for Tourism confirm the still uninterrupted growth trend.
Croatia is well on its way to developing into one of the hot spots for buyers of holiday homes. Most of the foreign buyers of real estate in Croatia come from western European countries. If until recently these were primarily Germans, Italians and Austrians, an increasing number of northern Europeans and investors from Russia are becoming interested in Croatia.
With Croatia's planned accession to the EU in approx. 2013, the demand for premium real estate in particular is set to continue rising. Moreover, in February 2009 Croatia agreed on a legal amendment that grants all EU citizens to acquire real estate in Croatia without obstruction, i.e. the approval of the Ministry for Justice or of the Foreign Ministry is no longer required. A further opportunity to acquire real estate in Croatia that may be of particular interest to non-EU citizens involves first having a Croatian company (e.g. d.o.o.) acquire the property and subsequently taking over the enterprise.
